What this site is for

repair-request.com is operated by ROLP Estate LLC. Tenants of our properties can use it to report a repair and to follow what happens with that report. By using the site, you agree to these terms.

This site is not an emergency service

Do not use this site to report an emergency. For fire, a gas smell, or danger to anyone, call 911. For flooding, sewage, no heat or no power, also call the building manager at 310-901-9401. Nobody watches this site around the clock, and a request submitted here may not be read right away.

This site does not replace your other rights

Using this site is optional. Submitting a request here does not replace or limit any right you have as a tenant under California law, your lease, or any local ordinance, and it is not the only way to report a repair. You can always report a repair by phone or in writing to the building manager, and a repair reported that way counts just the same.

Give accurate information

Please describe the problem as accurately as you can and give a phone number or email address where we can reach you. Wrong or missing information can delay a repair or send a worker to the wrong place.

Acceptable use

Please do not:

• Submit requests that are false, or for a unit that is not yours
• Upload anything unlawful, or photos of people who have not agreed to be photographed
• Try to reach parts of the site you are not meant to see, or to break, overload or test its security
• Use the site to send advertising or anything unrelated to a repair

We may decline or remove a submission that breaks these rules. Doing so does not affect your right to report the repair another way.

Text messages to building staff

Repair Request Staff Alerts is a text message program for building staff only. Tenants are not texted by this site. A staff member receives alerts only after an administrator adds their mobile number with their consent and the staff member confirms that consent.

• Message and data rates may apply.
• Reply STOP to opt out. Reply HELP for help.

Privacy

Our Privacy Policy explains what we collect when you report a repair and how we use it.

Availability and limitation of liability

We provide this site as a convenience and do not promise that it will always be available or free of errors. To the extent the law allows, we are not liable for indirect or consequential losses arising from the use of this site or from a delay or failure of the site itself. Nothing in these terms limits our obligations as a landlord, your rights as a tenant, or any liability that cannot be limited by law.

Changes to these terms

If we change these terms, we will post the new version on this page and update the effective date at the top.

Governing law

These terms are governed by the laws of the State of California, and any dispute will be heard in the state or federal courts serving Los Angeles County, California.
